Wynn Resorts has completed a major section of the waterfront at its Al Marjan Island integrated resort in Ras Al Khaimah, unveiling a 550-metre shoreline as construction moves forward toward a September 2027 opening. The development will become Wynn’s first beachfront resort and the first licensed integrated gaming resort in the United Arab Emirates.
The newly finished waterfront includes a sheltered lagoon and an engineered offshore reef, with the shoreline divided into three areas: Resort Beach, Adult Beach and Enclave Beach. The lagoon is intended for swimming and snorkelling, while kayaking and paddleboarding are also planned.
The beach facilities are expected to include 372 chaise lounges, 61 cabanas and three private bungalows. One bungalow will feature its own plunge pool and dedicated butler service.
Marine habitat built into resort plans
Wynn has also installed engineered reef structures offshore to encourage marine habitat development. According to the company, coral and other marine life have already started establishing themselves around the structures, while osprey have been observed nesting nearby.
The beachfront is part of a much larger resort complex under construction on a 60-hectare island in the Arabian Gulf, less than 50 miles from Dubai International Airport. Wynn’s official project site says the 70-storey resort tower will eventually rise to 352 metres once its spire is installed.
Wynn Al Marjan Island will include 1,530 rooms, suites and villas alongside a broad entertainment and hospitality offering. Plans include 22 restaurants, bars and lounges, a beach club, multiple swimming pools, designer retail, a five-star spa, entertainment facilities, event space and a full-service marina.
Opening moved to September 2027
The resort had previously been expected to open around March 2027, but Wynn has now scheduled its launch for September 2027. Construction was temporarily interrupted earlier in 2026 amid regional instability before work resumed in March after additional safety measures were introduced for employees.
The estimated construction cost has also increased by about $600 million to approximately $5.7 billion. Wynn holds a 40% interest in the joint venture behind the development and has contributed around $1.06 billion in cash to the project, including $48.1 million during the second quarter of 2026.
Wynn secured the UAE’s first commercial gaming operator licence from the General Commercial Gaming Regulatory Authority in October 2024. The licence established Al Marjan Island as the country’s first officially authorised land-based gaming resort and marked a major step in the UAE’s emerging regulated gaming market.
